3D Render Specifications for Property Websites, Brochures, Listings and Ads

A practical guide for property developers, architects and real estate marketing agencies planning image dimensions, aspect ratios, crops, file formats and handover standards before rendering begins.

  • Master renders
  • Aspect ratios
  • Print + digital files
  • Delivery register

Quick answer

What specifications should you request for property-marketing renders?

Request a high-resolution master for every approved view, then define channel-specific derivatives by aspect ratio, pixel dimensions, file format, colour profile, maximum file size, crop-safe area and intended placement.

Do not rely on one landscape JPEG to serve a website hero, brochure spread, property portal and vertical ad. Build a placement matrix first, approve crop-safe camera compositions, and keep a delivery register linking every filename to its use. Platform requirements can change, so verify final dimensions with the website, printer, portal and advertising platform before export.

Specify before final rendering

Six fields every 3D render specification should contain

A request for “high resolution” is too vague. Each output needs a measurable specification connected to a real placement, while the camera composition must leave enough room for responsive crops and campaign copy.

  • 01

    Placement

Name the exact use: website hero, project gallery, brochure cover, listing, display screen, sign, presentation or paid-ad placement.

  • 02

    Aspect ratio

State the frame shape required for each placement—such as landscape, square, portrait or full-screen vertical—before approving the camera.

  • 03

    Pixel or print size

For digital use, record exact pixel dimensions. For print, record the physical size and confirm effective resolution with the printer at final placement.

  • 04

    File and colour

Define JPEG, WebP, PNG or TIFF as appropriate, plus RGB/sRGB for common screen use or the colour workflow requested by the printer.

  • 05

    Crop-safe composition

Mark the architecture, people and key selling details that must survive every planned crop, and reserve clean space where copy or logos may appear.

  • 06

    Version and owner

Give every asset a clear view name, version, approval status, delivery date and owner so an outdated render is not published accidentally.

Master-file principle: render from the approved 3D scene at a resolution suitable for the largest confirmed use, then create controlled derivatives. Enlarging a small website JPEG later will not restore missing detail, and an automatic crop cannot recover architecture that was framed out.

Plan by placement

3D render requirements by property-marketing channel

Use this matrix as a briefing framework, not as a substitute for the current specification from your CMS, printer, property portal or advertising platform. Those requirements can change and should be confirmed before final export.

Planning requirements for architectural renders used on property websites, brochures, listings, signage and digital advertisements
Channel Plan the composition Typical delivery Confirm with publisher
Property website Keep the subject useful across desktop and mobile crops; reserve optional copy-safe space Optimised JPEG or WebP derivatives plus a retained high-resolution master CMS slot dimensions, responsive behaviour, maximum weight, focal point and lazy-loading rules
Printed brochure Frame for the selected page, spread, cover or full-bleed crop with room for typography High-resolution TIFF or maximum-quality JPEG according to the designer and printer workflow Trim size, bleed, effective resolution, colour profile, ink/paper proofing and file packaging
Property listing or portal Make the architecture clear at thumbnail size and avoid essential information at the outer edge Clean landscape image, normally compressed for upload while preserving readable detail Minimum/maximum pixels, aspect ratio, file-size limit, accepted type, moderation and watermark rules
Digital and social ads Compose deliberate landscape, square, portrait and vertical variants instead of cropping one frame blindly RGB/sRGB JPEG or PNG derivatives named by ratio, placement and campaign Current placement ratios, pixel dimensions, file weight, text/logo safe zones and policy requirements
Signage and display screens Allow for long-distance viewing, unusual proportions, joins, obstructions or screen bezels Large-format print file or screen-specific RGB image from the approved master Final physical dimensions, viewing distance, substrate, RIP/printer profile, screen resolution and orientation

One view, three compositions

Plan aspect-ratio families before the camera is locked

A technically correct crop can still be a poor marketing image. Treat each ratio as a composition with its own focal point, safe zone and copy requirements.

16:9Landscape family

Web heroes and presentations

Useful for wide website modules, screens, video covers and presentation slides.

  • Protect the main facade or room
  • Allow responsive side crops
  • Reserve optional headline space
  • Test at mobile display size
9:16Vertical family

Stories, reels and portrait ads

Useful for full-screen mobile placements but often unsuitable as a simple crop from a wide architectural view.

  • Consider a dedicated camera
  • Protect top and bottom UI zones
  • Keep the key feature readable
  • Preview on an actual phone

Assign the decisions

Who should own each part of the render specification?

Architects

Approve design accuracy, visible geometry, materials, landscape intent and any elements that remain indicative. Confirm what must not be altered to create alternate crops.

A controlled output workflow

How to produce one approved view for multiple channels

  1. 01

    Inventory every placement

List website modules, portal slots, brochure pages, signs, presentations and advertising placements. Record who supplies the final technical requirement.

  2. 02

    Approve cameras with crop overlays

Review the main composition with landscape, square, portrait and vertical guides visible. Request a dedicated camera where a crop weakens the architecture.

  3. 03

    Resolve the project scene once

Approve geometry, materials, landscaping, styling, people, lighting and design assumptions before generating channel derivatives.

  4. 04

    Render the largest confirmed master

Size the master for the most demanding approved use. A brochure spread or sign can require a different master from a web-only campaign.

  5. 05

    Create controlled derivatives

Export each ratio and format from the approved master or scene, then optimise digital files without overwriting the retained source-quality version.

  6. 06

    Quality-check and register

Check crops, colour, file weight, naming and current platform acceptance. Record approval status so campaign teams use the correct file.

Accuracy safeguard: a property render represents the drawings, references and assumptions approved at a defined date. If the design changes after approval, update the visual and version record before using it in marketing. Renders do not replace construction documents, specifications or statutory approvals.

Output-ready brief

What should you send with a render specification?

Combine the design brief with the media plan. If final publisher requirements are not yet available, mark them as pending rather than inventing dimensions.

Before approving final delivery

Six checks for a reliable render handover

01

Master retained

Keep the approved full-quality file separate from web-compressed and cropped versions.

02

Dimensions verified

Match each file to the current pixel or print requirement supplied by its destination.

03

Crop checked

Confirm that architecture, landscaping, people and selling features remain intentional in every ratio.

04

Colour confirmed

Review screen files in the intended RGB workflow and print files through the agreed designer/printer process.

05

Names consistent

Include project, view, ratio, dimensions, version and approval status in the delivery register.

06

Usage documented

Record intended channels, final approvals, usage terms and any confidentiality requirements.

3D Space Design can define master renders and required derivatives within a fixed project scope. Confirm exact sizes, file formats, crops, revision inclusions, usage and delivery dates in the quotation; do not assume every future platform variant is included unless it appears in the agreed output matrix.

Frequently asked questions

3D render specification FAQs

Short answers for property developers, architects and marketing teams preparing renders for print and digital channels.

What is the best resolution for a 3D architectural render?

There is no universal best resolution. Set the master from the largest confirmed use and its required crop, then export smaller channel-ready derivatives. Digital placements need exact pixel dimensions, while print requirements depend on physical size, effective resolution and the printer’s production workflow.

Which file format should be used for property renders?

JPEG or WebP commonly suits photographic website delivery because it can balance image quality and file weight. PNG is useful when transparency or lossless graphic detail is needed. Print designers may request a high-quality JPEG or TIFF. Follow the confirmed destination workflow instead of converting every asset to one format.

Can one landscape render be cropped for every marketing channel?

Sometimes, but not safely by default. A wide camera may lose the building, room or selling feature when cropped to square, portrait or vertical. Test crop overlays before camera approval and commission a dedicated alternate composition when the important content cannot survive the required ratio.

Should website renders be supplied in WebP or JPEG?

Both can be appropriate. WebP often delivers useful compression for modern websites, while JPEG remains widely compatible and easy for campaign teams to manage. The website build may generate its own responsive derivatives, so confirm the CMS workflow, required source size and fallback policy with the developer.

Do brochure renders need 300 DPI?

DPI alone does not define usable image quality. The file needs enough pixels for its final physical size at the printer’s required effective resolution. Ask the brochure designer or printer for trim, bleed, placement size, colour profile and export requirements before commissioning the final master.

What colour profile should architectural renders use?

For common screen delivery, request RGB files in the workflow used by the website or platform, often sRGB. Print colour depends on the publication, designer and printer; do not convert to a generic CMYK profile without their instructions because presses, papers and production conditions vary.

How should property-render files be named?

Use a predictable pattern containing project, view, ratio or placement, dimensions, version and approval status—for example, Project_ExteriorHero_16x9_Desktop_v03_APPROVED.jpg. Keep a delivery register so teams can identify the current file without opening several near-duplicates.

What should be included in a 3D render delivery register?

Record project, view, intended placement, ratio, pixel or print dimensions, format, colour profile, file weight, version, approval status, delivery date and owner. Also note any indicative design elements, usage limits or superseded files that must not be published.
